How to structure a cleaning invoice

The best cleaning invoices are simple and specific. Clients should be able to see exactly what they are paying for. Here is how to structure your line items:

  • Service Description: Be specific — "Regular fortnightly clean — 3 bed/2 bath" rather than just "cleaning". This reduces invoice disputes significantly.
  • Billing Method: Hourly rate × hours worked, or a flat fee for the job. Some cleaners charge a fixed rate per room or per square metre for commercial jobs.
  • Supplies and Materials: If you supply cleaning products, list them as a separate line item. Some clients have their own products — note this if relevant.

Do cleaners need to charge GST?

Cleaning services are subject to GST in Australia. However, you only need to charge GST if your business is registered for GST. Most solo house cleaners earn under the $75,000 annual turnover threshold and are not required to register.
